The following provides an overview and status of current proposed projects, Trooper Ridge, City View, and Palmer Property.
Two projects, Trooper Ridge and City View, are located in the Fairview Village Corridor.
Fairview Village Corridor
In the summer of 2021, Worcester Supervisors amended existing Multi-Residential Zoning in Fairview Village to expand the number of allowable apartments that can be built along Germantown Pike. The specific area is between Trooper Road and Church Road on the East side and the property on the West side corner of Trooper Road and Germantown Pike. The Multi-Residential District regulations that were adopted to permit up to 12 units per acre, and building height could be up to 45 feet, which translates to 4 stories tall.
Trooper Ridge
Trooper Ridge is being planned for the approximately 15-acre property located at the northwestern intersection of Germantown Pike and N. Trooper Road. It is a proposed townhome development in prelimnary planning stage. Learn More
City View
City View is a proposed apartment complex on approximately 12 acres on the corner of Trooper Road and North Park Avenue, situated on the Worcester & Lower Providence border. Learn More
Palmer Property
On January 21, 2025, the Zoning Hearing Board declared a unanimous verdict, denying the Palmer Zoning Challenge. They upheld the validity of the current township zoning codes for the 55-acre Palmer property on the corner of Valley Forge Road and Skippack Pike.
In March 2025, The Palmers appealed the Zoning Hearing Board’s ruling to the Montgomery County Court of Common Pleas in Norristown in an effort to have the Court overturn township zoning codes and have the Palmer property rezoned entirely commercial. The Court hearing date has not yet been scheduled. The hearing will be open to the public. Learn More
